There are few commodities which are considered to be reliable in terms of protecting your investment and money. “Real estate” is certainly one of them which have enjoyed investors’ confidence since ages. And this means that people trust this sector for security, growth and prosperity too.

The wait for a price fall

According to a research from Urbanation Inc., in 2012, the condo prices in Toronto reached at a height of $407 per square foot, whereas it was $229 per square foot some time in 2003. There are other figures which indicate that the prices have been quite low till few years back and they have escalated in no time. So, people do wait for the moment when the prices would go down and they would be comfortably fulfilling their dream of buying a property.

The corrections in the real estate market

Even though the records suggest that the real market has always shown great rise in the prices, yet, the corrections can be round the corner any minute.

In fact the networking sites are indicating strongly about the same. Even the experts also recommend the same.

The preparations you can do to combat the same

Even if the prices go up or slide down, the matter of understanding is that buying a property and especially a home, is a long term investment. So, the corrections or fluctuations should have a bleak impact on your decision of buying a house.

You have to think of a bigger picture because this house of yours is going to be there with you for years now. And hence, the prices would get averaged over the period of years. The most important requirement for you is to hold on to your patience and calculate the losses and gains.

A suggestion on strategy

The simplest of these would be to buy a house which has a lower price so that the impact of corrections is not in a great volume. However, if you make a big investment in the expectation of bigger growth then you should get prepared for a “risk” of larger magnitude.

Taking out the equity investment

Even though, you might not think of taking out your equity investment, but then you have to be calculative and wise on this aspect. In a broader sense, you have to evaluate the situation in the market, because there could be a time when you down want to take out your money of the market, but, on the other side, you may be losing a large amount when market takes a downturn.

If you look at the larger picture, you may realize that real estate like any other market runs according to a cycle. As an investor one needs to make a research and then decide about staying put or coming out of the market. Taking right decision at the right moment is the key to making the most of any of the investments.

The credit of second best housing market goes to Edmonton.

The performance of Edmonton

In 2012, the housing prices climbed steadily which was more than 5% in December in compared to the prices same time in the previous year.

The performance for single homes was even better which showed an appreciation by almost 7% in compared to last year.

The President also gave encouraging reports about the performance.

However, the performance had dipped in 2007, but after that there was no looking back.

An official informs that the market is likely to stable in 2013 because the number of buyers would go up and there would be buyers form even the other provinces.

A senior official says, “While it takes six months to find a job in Eastern part of Canada, here it takes only six hours.”

The encouragement comes from the report that in 2012, more than 85 properties were sold for more than $1 million.

The idea of buying a property

Campbell, founding partner of Real Estate Investment Network says, “Population growth is strong, job growth is strong and things are supporting this market quite nicely.”

To decode this statement one can always expect a high demand of houses and a good business in the housing market in the current year.

Campbell also predicts that there will be more buyers this year and the housing prices will go up may be by next spring.

And the growing rent across the country makes him throw this speculation about housing market.

Factors supporting the growth of housing market

The job vacancies have increased specially in this part of the country; people have been paying a huge rent in the last year as they had to defer the plan of buying a house due to multiple changes in the market. Aloes, the prices of houses are going to be quite stable. The economy of the country is likely to be more stable than it has been in the last year.

If everything is put together, one can easily calculate and predict that this year could be a good time to buy a property as there are multiple supportive factors. Hence, the predictions made by the experts can be true by and large and buyers can actually execute their planning in 2013.

Canada, experienced a series of changes and fluctuations in the Mortgage rules and hence the market, in the year gone by.

Now, it’s the turn of 2013, when market analysts predict a series of important changes, which may turn out to be true.

Some of these important predictions are:

Checking the rates on Websites: Websites working on rate comparison will see a rise in their business. In fact, buyers are likely to stick to these sites to compare and get the best of the rates. This means home buyers will prefer internet shopping to understand the best deal coming their way. So, the buyers will not prefer talking to individual institutions rather the preference will be given to “Internet browsing”.

Lenders to get more Aggressive: Lenders are likely to get more aggressive than they were before. This will also bring “variable rate discounts.” For the last quite a few years, this was out of the picture. But predictions are made that 2013 should see an aggression on this front too.

Escalated rent: The rent of the houses will be on the higher side. And this is mainly because, the mortgage rules could be even tougher for the first time home buyers, forcing them to rent a house rather than buy it. The advantage will be enjoyed by the house owners who put their property on rent. They will be charging more than they ever did, as they will enjoy the “non-availability” of rented houses and the growing demand out of the same.

People losing job: Mortgage Industry will see people losing their jobs which would be forced upon due to introduction of new mortgage rules. The new rules would refrain many buyers from buying a house hence the mortgage industry will not be able to pay enough to the employees leading to a situation when people will be forced to look for other options.

Defer the plan: With strict mortgage rules, buyers will have to get prepared for paying more rates than they did before.

Looking at these predictions there are many first time buyers who might change or defer their plan of buying a home till the time mortgage industry gets stabilized. However, those who have been preparing hard and sincerely will certainly stick to the plan of buying a house this year itself.

Making investments into stock and mutual funds could be one of the highest return yielding ventures. Probably, this is the place where your money can grow in leaps and bounds.

However, there are a few common mistakes which people make and this is what ruins the entire portfolio of the beholder.

Some of the commonly made mistakes are mentioned below:

Incorrect evaluation

When we sit down to evaluate our investment and the return, mostly the quantitative figures are looked into. However, it is equally important to evaluate the qualitative value of our investment.

Analysis of Catalysts

In a market like stocks and mutual funds, there is no particular factor or parameter which can impact your money’s growth; there is always a cumulative source of catalysts. So, ignoring many of these factors and picking up on one factor only could be an incomplete analysis.

Timing of buying and holding

The general trend is when a stock performs well, the investor wants to sell it off and when it doesn’t do so one wants to come out of it. However, when a stock performs well one should wait for even longer period of time to realize the best of the profits.

Trading too short and too much

Sometimes, in the desire of making money, investors start trading at a too short a time and quite frequently.

But, the matter to focus here is the “brokerage” one has to pay for every transaction he makes. This certainly curtails your profit and actually makes you a loser rather than a gainer.

Incomplete knowledge of terms and conditions

Many a times, people enter into a mutual fund, without reading the terms and conditions well and even without reading the “Entry or exit load”. This will only eat into your growth of money instead of making your money grow.

Buying before making a research on the stock

When media promotes a given stock, as investors we get lured and attracted towards a given stock. But, the best is to read the overall performance and evaluate it and then buy a stock.

Stock investment and mutual Funds are a good source of providing faster growth to the money if the investors are more careful than they usually are.

As the immigrants in North America are coming in, they are helping the housing market of North America in sustaining and making their mark. The immigrants are helping in keeping busy the housing market as they are investing in real estate and property at large extent. Another scenario which has come into existence in the housing market of North America is that, along with immigrants, young entrepreneurs are also choice the North American housing market as the best investment option which is open for them.

As the rates of the houses and real estate has fallen largely and as financial institutions have put down their mortgage rates, maximum number of émigré and young capitalists in North America are coming at the front and taking real estate and housing market in priority.

North America is a beautiful place to stay and cooling of real estate has helped immigrants in various ways, as they are now able to get ownership of homes in a hassle free manner. As the rates have gone down, it has also invited others to come forward for purchasing homes. The experts are stating that, this downfall has both negative and positive points and one have to wait and watch for seeing the change in North American real estate.

The formulation of effect

The North American home ownership has come to a cooling point as the rates at which home loans were provided have gone down. Financial institutions are stating that the rates are expected to fall more to ten percent. They also added that, this fall would start in the coming two years.

The downfall in the rates has proved beneficial for immigrants in North America, as they are now able to get the homes at affordable rates in a hassle free manner. The experts from the real estate of North America stated that getting home in every possible demographic region in North America has now become easy because of which young buyers are also coming up to take possession of homes.

Outcome in the future

The North American economy is set for a change as the rates have gone down. The economists have stated that, this might affect the economy of North America as more young buyers are coming up to purchase homes. The decreased rate has been recorded to seventy percent, which is expected to rise in the future. Because of this downfall, change in the rules of mortgage can be seen because of which the demand of owning homes would be less.

Along with young entrants, the major affect can be seen on the immigrants as owning homes have become easy. The down payment or the first installment rate at which possession of homes is possible has decreased and is now just five percent of the actual value.

Fiscal Cliff and Changes

With the ordeal of new tax provision hanging in the front making it as the biggest fiscal cliff, experts are stating that people can take a sigh of relief, as it would not be happening in the year of 2013. Across the whole of USA, North Americans were the one who were supposed to get the biggest blow in terms of their salary levels are also relieved as there would be no extra tax levied on them.

Although the fiscal cliff has been retaliated, the experts are stating that, one should not take high on their hopes as the cliff can come back after few months. Some of the financial planning firms who are in talks with the administration are stating that, they are still unclear about the possible solution to cliff, which can hamper the salary levels of North Americans.

The Inner Story

Even though the storm of fiscal cliff has stopped for some time, it will not be ending soon as people specially North Americans will have to pay higher tax returns. As talks about fiscal cliff are on with the Obama administration, the senate house has passed the bill to activate the fiscal cliff. The experts are stating that, the cliff, which has come out in sudden, is to fulfill the economical gaps in US.

Adding to their points, the experts are stating that, once the fiscal cliff will come into practice tax rates and ratios would extend in various ways, which will make the Americans pay more tax for the income, which they are making. Even for those who are having an income of more than four million dollars in a year will have to cough up more tax for their income as rules would be stringent for them as well.

Nearly seventy seven percent of Americans including North Americans would be now paying more taxes, which will even include the rich. As the fiscal cliff is closing by, the payroll tax of two percent will be eradicated and under new reforms, 41.67 dollars will be cut from the salary directly of a person earning fifty thousand dollars a year.

In North America, who are having a income of one million or more will have to pay gruesome amount of nearly sixteen thousand dollars as tax. Experts are stating that, the fiscal cliff might fill in the economical gap, but will surely hamper the salary level of people in America.

The New Year, 2013, has brought many speculations regarding about the “precious and favorite yellow metal”.

However, amid these speculations there are some major entities who have disclosed their attitude on the prices of gold.

The disclosures made by HSBC

HSBC has kept the average end price of gold at $1,675 in 2012. Now in 2013, the bank has cut the price to $1,760 an ounce from the previously proposed rate of $1,850 per ounce.

As of now, the Bank has made a proposal of keeping the prices at $1,775 for 2014 and the same could be kept as $1,675, per ounce in 2015.

The Bank has not made any alteration in the forecasts made for Platinum for the years to come.

Of course, there is a speculation made that the prices for silver would appreciate after experiencing a low trend in the year gone by.

Causes behind the conservative approach of the bank

Fiscal Cliff deal seems to be having a major impact on the prices. Investors who have been into the investment of Gold for ages now have shifted their choice and have chosen other sectors to pour their money into.

Fiscal Cliff includes the tax hikes and reduction in deduction facilities too. In the process, people do not want to choose a sector where they will have to pay high taxes and will not be able to enjoy the deductions too.

Dependence of Gold Market Recovery

The recovery of Gold market largely depends on the upcoming trend coming from the consumers in India. The trend will show a positive swing if there is a charged demand from Indian continent.

Experts are quite hopeful that “Gold Market” will improve in the New Year and a bullish trend for the yellow metal will be established in the market.

Gold has always been a market driving factor. The performance of Gold has been sound even in the times when the stock market has experienced immense turmoil’s.

Hence, in spite of the Bank coming up with the changes in the speculations it made before, things can take a turn for good depending on the sentiments all across the world, especially countries like India can turn around things depending upon the demand received by the consumers.

The lawmakers of Washington made an attempt to avert the “Fiscal cliff”. The stocks have been falling for the last five sessions. But, after the “Fiscal Cliff Chapter”, the stock started showing a new excitement’.”

Movement in the stock prices

After the announcement coming from President Obama, the market showed a positive mood and the index started moving up.

The best upward movement was shown by stocks of materials and technologies whereas consumer staples showed a downtrend in the movement.

On the last occasion, there was an average drop of 2% in the stock prices and it was mainly based on the speculations made out of the budget preparation going on in the country. In fact, the speculations had such a great impact the Volatility Index closed at a point of 22 and this is the highest in the last six months.

The positive sentiments have helped Dow to move up by 6% and Nasdaq by 10%.

The negotiations and the deals

The market is in the consolidation period between 1,370 to 1,440. Dealing with a tax hike of $600 billion is another issue which is trying to get sorted out between White House and Lawmakers of Washington. Everyone fears that the state of “recession” should not be experienced by the country’s economy.
Experts have expressed high hopes for the discussion to arrive a sound and concrete conclusion, by the beginning of the New Year.

The market mood and the investors

Investors have not experienced volatility in the market in the last two months at least. They hold a positive belief about the “resolution” between White House and Lawmakers. They also are hopeful that the market will be positive and strong enough to attract them for pouring money.

Debatable stocks like “Facebook” have seen a change in the mood and the experts recommend to “buying” them rather than “selling” the same out.

Apple has also shown a positive trend in its movement of prices. Similarly, amongst the other sectors, coal and iron remain favorite buy for the investors. And, even the experts of the market are also promoting that this is the time to buy the stocks and hold them rather than focusing on selling them off.

Housing Market in the country has been a roller coaster drive. At times there are announcements made by the Government making the norms even more difficult for the home buyers. And they have a point when they take an action to reduce the debt level of the country looking at the foreclosures and other related issues.

On the other hand, the prices across the nation have gone down this year bringing the sales rate even more down.

For a common man, a “low price” would mean a better opportunity for buying a house, whereas the scenario has remained quite reverse to this.

A glance of the decline in housing prices

Toronto, a place which has always shown an encouraging rate of sales, has experienced a drop by 55% in the selling of houses in the month of November, when you compare the figures with last year.

Last year Toronto had sold off more than 5,000 houses during the same period, whereas, this year it could catch only 2,500 buyers.

In fact, another report suggests that this decline is only the fourth time in the last 13 years.

A study of 11 major urban centres indicates that the housing sale has dropped by 0.45 from October.

Calgary housing market is the only one with a positive trend in this regard.

Toronto and Halifax have been experiencing a decline in sales for 2 consecutive months, whereas Montreal and Ottawa have been experiencing the same for the third consecutive month.

The story remains discouraging from Quebec and Victoria where the sales have been low for the last months consecutively.

The impact of sales on housing prices

In spite of the low sales, the prices of the house are jumping every now and the. On average the cost of a low rise house has been observed to hike up to 16%, which is much higher in compared to the increment of “high-rise” houses by 2% only.

Factors responsible for “slow housing market”

Changes in the mortgage rules have been the major factor and are observed as the biggest hindrance for the first time buyers.

High levels of personal debt are another negative contributor to the slow phase of this market.

Unstable economy of the country also has a role to play in the retrogressive movement of the market.

Buyers are struggling to own a home in the present era and waiting for the market to get stabilized as soon as possible.

The housing market in the country has experienced a rough phase over the prod of time especially after the “new announcements” coming from the Finance Minister, a few months back.

Now, the national housing market is shifting to a path which seems to be more sustainable than before, in spite of various differences amongst the regions and provinces.

The demand in the housing market

The demand for housing market seems to be softer which has actually forced the sellers to lower the prices of the house. Across most of the important provinces, the housing market has shown much less of sales in compared to the last years. Hence, to lure the buyers, the real estate owners have corrected the prices of these houses and have tried to give brethren to the buyers.

Factors responsible for improvement in Housing market

The first and foremost factor is the growth in “job market” which has given more openings than before to the employees. Even the national economy also has shown a great improvement, n fact it has been better than many counterparts like USA. The economy has recovered faster than many other countries.

The other important contributor to the lowering of “housing prices” are the “disinterest” of the buyers due to changed mortgage rules and the announcement coming from the Finance Minister, only a few months back.

County’s outperformance is certainly a major factor for the revival of housing market. This has helped the housing market to revive back and perform as before.

The improving trend

Alberta and Saskatchewan have shown an improved trend of housing sales, though the news is not so appreciating in British Columbia. In spite of a struggling market, Canada and its citizens have made up almost 25% of the international home buyers.

Buyers looking for a change in mortgage plans

The existing buyers are looking for options to get their existing mortgage plans change to a better one. This would probably help them to pay back the loan faster and in an easy way.

The housing market in the country has been a “tank of changes and surprises” over the past. But, the out performance of the job market and revival of the economy has somehow been holding the market quite well.
